10 Steps to Prepare Your Home for a Successful Showing
First impressions are everything when you are selling a home at the Lake of the Ozarks. You are staging your home for potential buyers and want them to feel comfortable. They should be able to picture themselves living there. Each time you have a showing, your home should look its best. To achieve this, lets look at 10 ways to prepare for a showing:

3. Clean Off Countertops
Fluff up the carpets and rugs by giving them a quick once over. Spend more time on the entryway and living room.
7. Turn Lights On
Make sure all of the lights and fixtures are on in your house to brighten it up. Open up drapes and blinds to let the natural light in. Be sure your windows are clean.
8. Load the Dishwasher
Make sure all of your dirty dishes are put in the dishwasher and not left in your sink or on top of your counters. Just be sure not to run the dishwasher during the showing.
9. Load the Washer and Dryer
All clothes should be picked up and placed in a hamper or loaded in the washer. Again, don't run the cycle if it will be running during the showing.
10. Pick Up Every Room
Work backward from the entryway of the home to the furthest room in the house. Pick up everything off of the floors, counters, and dressers. If you can't get everything done, do the most important things first.

Sweep the kitchen, bathrooms, and entryway floors. If needed, use a sponge or wet towel to remove any spots or debris. A mop that uses refillable wet cloths works good for quick jobs.
Quickly wipe down the furniture, TV screens, and computer monitors to make them shine. Anywhere else in your home that tends to collect fingerprints should be wiped down also. Check for smudges if you have stainless steel appliances.
All countertops should be cleaned and cleared off. Remove clutter such as knickknacks, mail, papers, and magazines. Small appliances such as toasters or blenders should be stored as well.
All the beds in your home should be made. If your bed covers are faded, dated, or torn, consider getting them updated.

All the trash should be emptied from garbage cans in your home. Eliminate odors by washing them inside and out and spraying them with a disinfectant weekly.
